I have a major concern about Lloyds (LSE:LLOY) shares. However, there are also things to like, notably the company’s recent quarterly results. Let’s take a look at these now.

Excellent financial results

The bank’s first-quarter results for 2026 paint a positive picture.

Net interest income (NII) was up 8% from the same quarter a year ago to £3.6bn. This contributed to an overall net income increase of 9% to £4.8bn.

Operating costs were down 3% to £2.5bn, and the impairment charge fell by 5% to £295m. This helped the company achieve a statutory profit after tax of £1.6bn, a 37% rise from last year.

And the bank improved its net interest margin from 3.03% to 3.17%. All of this shows that the firm is becoming more efficient, and this margin expansion is definitely a cause for optimism.

The good news doesn’t end there, though, as its guidance looks quite promising. The company’s anticipating NII of £14.9bn this year, a big increase from the £13.6bn achieved in 2025.

Furthermore, analysts expect its earnings per share to rise by 30.8% in 2026, then by a further 20% in 2027.

However, even after this, one concern I have about Lloyds is its exposure to the UK housing market.

A proxy for UK housing

It’s well known that Lloyds is the largest mortgage provider in the UK. It owns 19% of all mortgages outstanding, and the gross value of its annual lending is 16.8% of the mortgage market.

The bank has also been quietly buying rental properties, boasting 7,500 properties valued at around £2bn.

Now, to see the full extent of the company’s exposure to the sector, we can see its UK mortgage book of £323.1bn is 69.8% of its total interest-earning assets of £462.9bn for 2025.

It also earned approximately £4.9bn from mortgage interest last year, which was 36% of its NII and 27% of its total income.

This isn’t a concern for some. For example, Savills has forecast that while house prices are likely to fall in 2026, in total they should rise by 18.5% by 2030. This is good news both for Lloyds’ mortgage interest and its property portfolio’s value.

I’m not so enthusiastic

However, I’m a bit more pessimistic here. A big reason for house prices increasing in value is the supply issues arising from high population growth, combined with a slow rate of housebuilding.

But I believe some factors have been overlooked. The UK has an ageing population and low birth rates. In fact, there are currently more deaths than births.

Right now, the population’s growth is being sustained by net migration. However, with an increasing anti-immigration sentiment in the UK, there are question marks about whether this will continue.

And affordability is becoming a bigger issue than before. For a house to be considered affordable, it shouldn’t be more than five times a full-time salary. However, the average house price is currently six to eight times higher.

All of this should put downward pressure on house prices in the long-term, which could hurt both the banks’ mortgage interest income and the value of its property portfolio.

That’s why I’m not currently interested in Lloyds shares.

If an investor had put £81,816.33 into Rolls-Royce (LSE:RR.) shares five years ago, they would have £1,000,000.09 today.

That roughly £82,000 would have therefore turned an investor into a millionaire. But can the aircraft engine manufacturer’s shares do it again by 2030?

It depends on how much you invest

Now, to point out the obvious, for Rolls-Royce shares to turn investors into millionaires by the end of the decade, it’ll depend on how much money is put into them.

If, say, only £1,000 is invested, the company’s shares will need to increase by 100,000% to be worth £1m. This is very unlikely given the firm’s current market cap of £116.7bn.

A 100,000% return would value the company at around £116.7trn. The world economy is smaller than this, so this is extremely unlikely to happen.

On the other hand, an initial amount of £800,000 would only need to go up by 25%. This is a pretty plausible scenario. But then again, how many of you reading this have that much spare cash lying around?

I doubt many do. And it’s not necessarily wise to put that amount of money into a single company’s stock, either.

The engineering giant faces risks from conflict in the Middle East, which could hurt demand for its civil aerospace division. If this were to materialise and result in a 10% fall in its share price, it would mean an £80,000 loss on the initial £800,000 investment.

So, what I’m going to do instead is see whether £82,000 in Rolls-Royce shares can turn into £1m, just like they did in the last five years.

The catalysts

There are a lot of things going the firm’s way right now that could help propel its shares upwards.

First, growth has been very strong. In its first-quarter results for 2026, the company saw its large engine original equipment (OE) deliveries rise by 18%. Furthermore, defence OE deliveries also increased by 20%.

Second, its power systems division has been thriving. March was a record month and now boasts an order backlog of £7.3bn. Moreover, the company’s investment in small modular reactors shows a lot of promise.

And third, analysts expect the firm’s earnings per share to see strong growth in the next couple of years, increasing from 29p in 2025 to 37p in 2026 and then to 43p in 2027.

Let’s be real

But while the fundamentals of the business are sound, it’s very difficult to see Rolls-Royce shares growing to £1m in 2030 from an £82,000 investment today.

The engineering giant will need to grow to a market cap of £1.4trn, and with revenue of £20.1bn last year, this is very unlikely to happen. Furthermore, analysts are expecting revenue growth of 12.4% in 2026 and 10.1% in 2027.

This is decent growth, but we may need to add a zero to the percentage to give it a realistic chance of meeting a £1.4trn market cap.

Moreover, with a forward price-to-earnings ratio of 37, the company’s shares are already pretty pricey.

Having said all of that, while I don’t think its shares will provide investors with the life-changing returns it once did, I still think they’re worth exploring further, as there are plenty of reasons to be optimistic about the company’s long-term future.

Finding high-quality dividend stocks for a Stocks and Shares ISA is a great way to make some extra money.

Imagine making an extra £357 a week, and the only work needed to achieve that is research and picking the best shares for this strategy.

Well, let’s see how an investor can make this extra passive income over time.

Illustrating the passive income path

If a Stocks and Shares ISA is to make an extra £357 a week, this equates to £18,564 annually.

Now, many dividend shares can be used to make this happen. For example, Legal & General’s dividend yield of 7.6% is pretty enticing. Or Rio Tinto’s 4%, which offers a slightly lower payout, but gives investors exposure to metal prices like copper that are imperative for AI.

However, in this article, I’ll use BP (LSE:BP.) shares with their yield of 5.1% to illustrate how a second income could be made.

To make £18,564 a year, an investor would need £361,167.30 worth of the company’s shares. At BP’s current share price of 499.18p, that represents 72,352 shares. I know that’s a lot of spare money that most readers won’t have lying around.

Furthermore, I know many will think that’s too much money to have in a single company’s shares. And, BP’s dividends aren’t necessarily guaranteed either.

For example, while great for global peace, a deal by the US and Iran to end their war will likely see oil prices fall. This isn’t so great for the oil giant, which has been benefiting from rising oil prices. Therefore, this deal could hurt its profit.

So, it might be beneficial for investors to create a diversified portfolio in their Stocks and Shares ISA by considering other stocks, such as Legal & General and Rio Tinto.

This helps limit potential disruption from BP shares, for example, and minimise the effect in case the company isn’t able to pay its dividend.

That said, I still think the oil giants’ shares are a great option for a passive income portfolio.

An enticing combination

The reason I like BP shares as a dividend opportunity is because of the combination of them possessing a high yield along with a very low valuation.

Right now, they’re trading at a dirt-cheap forward price-to-earnings ratio of 7.2.

Moreover, while there are certainly risks stemming from falling oil prices, the US-Iran deal remains fragile. And, global oil inventories, which act as a buffer in case of an oil crisis, have been depleted during the conflict.

Therefore, if oil prices fall, there’s also a possibility of them adjusting back up later on.

One final point to note about the company’s shares is that ever since COVID, when it cut its dividend, the firm has been increasing its payout per share. While not guaranteed, it may continue to do so, which could help investors see their dividend income rise over time.

I already have a few other income stocks that I like. However, I still think BP shares are worth investors considering further.

With a market capitalisation of $2.6trn, Amazon (NASDAQ:AMZN) is one of the biggest stocks in the Dow Jones.

However, Space Exploration Technologies (NASDAQ:SPCX), which debuted on the stock market a week ago (12 June), is already trading at a similar market cap. At one point, it was worth even more than the e-commerce giant, but its value has since pulled back to around $2.4trn.

Is this justified? After all, Amazon is a far larger and more profitable company. Let’s see how much the Dow Jones company could be worth if investors valued it in the same way they do SpaceX.

It would be absolutely huge!

The first thing to note is that SpaceX isn’t actually making any profit yet, so I’ll look at its price-to-sales (P/S) ratio instead. Right now, it’s trading at a P/S of 130.2.

Amazon generated revenue of $742.8bn in the trailing 12 months, so using this P/S values the company at $99.7trn. In this scenario, its shares would be worth $8,197.88. This is a massive difference from its current share price of $245.21.

For perspective, the entire world’s GDP is $123.6trn. Honestly, while I like Amazon and think it’s a great growth company, I don’t think it’s more valuable than three-quarters of the world economy. In fact, it’s nowhere close to this.

Let’s flip the script, though, and see what SpaceX would be worth if it were valued like the e-commerce giant.

A stark contrast to the current valuation

Amazon has a P/S of 3.9. If SpaceX were valued similarly to Amazon, it would only be worth $74.5bn. That’s a tiny fraction of what it’s valued at today.

Moreover, its shares would only be worth $5.30 in this case, a sliver of their current price of $178.80.

Having said all that, I think the space company deserves a higher P/S than Amazon. Its revenue is expected to soar from $18.7bn in 2025 to $62.6bn by the end of 2027. That’s very impressive and fast growth.

Analysts are only estimating Amazon to grow by a much smaller amount of 14.9% in 2026 and 13% in 2027 for comparison.

But is SpaceX’s valuation justified?

Ultimately, when looking at both companies, I think Amazon is much more fairly valued.

There are risks for the e-commerce giant, with the main one being that it’s spending a huge amount on AI infrastructure, which could put pressure on profit. That said, it’s still expected to see strong revenue growth.

SpaceX’s valuation, on the other hand, is quite simply irrational. If I were to apply a P/S of 10, which is almost triple Amazon’s, to account for its superior growth, the space company would still be worth less than 10% of its own current value. And, it’s not even expected to be profitable in the next couple of years.

Amazon’s revenue of $742.8bn dwarfs SpaceX’s $18.7bn. And its profit of $90.8bn in the trailing 12 months is almost 50% higher than the space company’s anticipated revenue in 2027. Therefore, SpaceX having a market cap similar to Amazon makes no sense and is unjustified, in my opinion.

Overall, that’s why I think investors may be better off considering Amazon shares instead.

Should you invest £5,000 in Amazon right now?

Investors on the hunt for a second income need to look no further than UK stocks. They currently sport some very high dividend yields, making them an excellent choice.

Right now, the FTSE 100 has a yield of 3%, while the FTSE 250 has one of 3.3%. So, let’s look at some of the individual stocks in these indexes to see which ones might be good options for an additional income.

UK stocks with high yields

I’ve created a list of 10 UK stocks with high yields across the FTSE 100 and FTSE 250 that I think are worth considering further:

Legal & General Group: 7.7%

Aviva: 6.2%

British Land (LSE:BLND): 5.5%

NatWest Group: 5.2%

ITV: 6.2%

Greggs: 4.2%

BP: 4.8%

Sainsbury’s: 4.4%

British American Tobacco: 5.3%

Domino’s Pizza Group: 6%

Now, I’m not a fan of all of the above companies. For example, I think British American Tobacco faces many difficulties ahead, as the number of smokers is declining. And Greggs is facing growth problems.

However, they all provide great passive income.

In particular, NatWest Group and British Land both have price-to-earnings ratios below 10. This, combined with high yields, makes their shares look pretty enticing to me.

Let’s look further into the opportunity with British Land shares.

Second income opportunity

Currently, if we look at British Land’s final dividend to be paid in July, and the interim dividend it paid in January, it pays out a combined annual amount of 23.12p per share.

Now, if an investor wants to make an additional £150 a month, they would need to buy 7,786 of the company’s shares. Based on its current share price of 414.2p, that would cost a total of £32,249.61.

I appreciate that not everyone has that much spare cash to invest. Furthermore, dividends aren’t guaranteed. But I’m sure readers will agree that this isn’t a bad way to make some spare money.

What’s even better is that the firm has a decent set of fundamentals that could help it grow its dividend over time.

The business is doing well!

There are some notable risks to British Land, most notably AI. The firm owns and leases office spaces and urban logistics, and the former’s demand could be threatened if AI replaces many office jobs.

While we haven’t seen this have a massive effect yet, we’re only at the start of the AI revolution, so anything could happen to office jobs as this progresses.

That said, there are also plenty of catalysts going the business’s way right now. This could change over time, but as ironic as it sounds, right now, AI firms are ramping up growth and are looking for office leases in London.

British Land owns 5% of the Central London office market and is seeing occupancy in the capital reach the highest level in 20 years.

This has helped drive the firm’s earnings up. It saw operating profit increase 5% to £294m in the year to March 2026. It’s also guiding for its earnings per share to rise from 28.9p in 2026 to 30.5p in 2027, and then grow 3%-6% per annum subsequently.

This should more than support and help to raise its dividend over time. I already have exposure to the sector, but I still think it’s worth investors considering its shares.

Should you invest £5,000 in British Land Plc right now?

During periods of economic instability, as the world is facing right now, it’s always possible that a stock market crash could happen.

We’re currently in a cost-of-living crisis, which means affording the basics for many becomes tougher. Ultimately, this means that people become more cautious with their spending.

However, some industries continue to see strong demand during these periods. Unfortunately, tobacco is one of the products that people don’t cut out when finances are stretched.

That’s why British American Tobacco (LSE:BATS) might look like a great defensive stock. But is it worth investors who don’t have an ethical objection considering its shares?

Recession-resistant

The obvious problem with smoking is that it’s unhealthy… and highly addictive. But that means its consumption remains strong in economically tough times.

With many smokers using it as a stress reliever, it creates an environment where British American Tobacco should thrive.

That said, even if the company copes well during stock market crashes, there are a lot of problems it faces in the future.

A smokeless world

Over time, the number of smokers in the world is slowly extinguishing. For example, in the UK, 45% of the population were smokers in the 1970s. That figure stands at only 10.6% today.

And new legislation will ban selling tobacco to anyone born during or after 2009.

This doesn’t bode well for British American with tobacco being its core product. This has been reflected in its results, with revenue falling 1% in 2025. Moreover, the company expects cigarette volumes to fall 2.5% for the whole sector in 2026.

The good thing is that the firm is trying to pivot away from its reliance on tobacco.

Attempting to adapt

British American Tobacco has recognised that the future of its cigarette sales looks bleak. So, it’s been reacting by ramping up its non-combustible offerings.

The company is actively investing in expanding its alternative products. Vuse and Velo are two of these products that have now become market leaders in the vaping and nicotine pouches sectors, respectively. The firm aims for new-category products to account for 50% of revenue by 2035.

In a release about the first half of 2026, it said:

New category revenue is accelerating, which has been led by Modern Oral and Vapour, and the company expects mid-teens revenue growth for this in 2026.

Velo is continuing to deliver excellent revenue growth globally.

This shows that the firm is making good progress toward its aims, with sales of non-combustibles in the first half of 2026 so far exceeding expectations.

This segment is also taking a growing share of its revenue, now accounting for 18.2% of it, based on its 2025 results.

Now what?

There’s no doubt that the company’s shares are a good choice to consider during economically tough times.

However, as a long-term investment, I’m not convinced right now. Yes, non-combustible revenue is growing and becoming more significant, but it’s still only 18.2% of total revenue. The firm is still significantly short of its 50% target, and regulation is also looming over non-combustible products.

The remaining 81.2% of revenue still faces significant challenges. That’s why investors may prefer to look at defensive stocks that don’t face as many difficulties ahead.

SpaceX (NASDAQ:SPCX) has been a massive talking point recently. The company underwent its initial public offering last week (12 June), and its stock has rocketed up since.

In fact, if investors managed to buy its shares at the IPO price of $135, they would have made a 56.4% return already, as they are valued at $211 right now.

Specifically, a £5,000 investment would be valued at £7,814.82 at the moment. That’s a lovely £2,814.82 profit!

However, I’m sure readers care more about how much a £5,000 investment now could be worth in a year.

How’s the business doing?

There’s no doubt that SpaceX has some interesting operations, from space exploration to building AI systems.

But the one segment that caught most of my attention is Starlink, its satellite internet division. Its customers have doubled to 10.3m in the last year. This is pretty impressive, and a reason to be optimistic about the long-term potential of the company.

Starlink is its largest source of revenue, accounting for $11.4bn of its total $18.7bn revenue achieved in 2025. It’s also the only profitable one, generating $4.4bn of operating profit.

However, the rest of the business isn’t so profitable, as the firm made an overall net loss of $4.9bn in 2025.

Looking ahead, analysts expect SpaceX to almost double revenue in 2026 to $34.5bn, and then grow it again by 86.9% in 2027 to $64.5bn. In terms of the loss per share, this is expected to be $0.64 in 2026 and then $0.09 in 2027.

This shows the business is forecast for strong revenue growth and is on a path to profitability. But is it enough to support its lofty valuation?

The valuation is absurd!

If you asked me for my opinion on SpaceX’s valuation, I would say it simply doesn’t make sense.

Right now, the company is trading at a price-to-sales (P/S) ratio of 130.4. This would be expensive if the multiple was just earnings, but it’s sales.

Let’s put things into perspective for a second. The company made $18.7bn in revenue last year and a loss of $4.9bn. And, it’s being valued at $2.5trn?

Yes, revenue is expected to grow strongly. But there are companies with superior revenue, growth, and earnings, valued significantly less than this.

I think most of this is being driven by pure hype, and very little is down to the fundamentals of the business.

Prediction

While I think the business is interesting and could do well, I don’t think it’s valued anywhere near what its market cap currently suggests.

By assigning a P/S of 20 to the company, it should give the company a market cap of $374bn (85.2% less than its current valuation). Bear in mind, a P/S of 20 is still extremely high, so this is the very upper end of what I think SpaceX is worth.

Even if this was its value, there would be an argument to say the company is still significantly overvalued.

However, I think its shares could fall to around this level in a year. Therefore, an investor putting in £5,000 today might only have around £742 next year.

That said, this is only my own prediction, and I could be wrong. But there are plenty of other great growth stocks, sensibly valued, that investors might want to consider instead.

Barclays (LSE:BARC) shares have has a pretty disappointing 2026 so far, falling by 2.1%.

The FTSE 100 has grown by 5.2% in comparison, so the bank’s shares have underperformed.

However, over the last five years, it’s been a different story. The company’s shares have risen by 160.2%, while the Footsie has only returned 46.7%. So, they’ve generally been overperforming.

Now, can Barclays shares get back to making strong returns for investors? Let’s see what they could be worth by the end of 2027.

How I’ll compute my valuation

To come up with a valuation for the firm’s shares, I’m going to look at what analysts are currently forecasting for the company’s earnings per share (EPS) over the next couple of years:

2025: 43p (already achieved)

2026: 52p

2027: 63p

The shares also trade at a price-to-earnings (P/E) ratio of 10.9.

So, applying this P/E to these earnings, its shares could be worth 566.8p in 2026 and 686.7p in 2027.

Based on the current share price of 469.4p, this represents a 20.7% increase for the rest of 2026, and a further 21.2% rise in 2027. Overall, this would be a 46.3% total increase.

Now, that’s not too bad at all. In fact, I’m pretty sure most investors would be very happy with that.

However, it should be noted that this is just a prediction based on analyst forecasts. These aren’t always correct, and there’s also a lot of variation in their estimates. For example, at the low end, EPS is only expected to be 48p in 2026 and 56p in 2027. I used average estimates in my computation.

Let’s see what might prevent Barclays from achieving such high earnings growth.

Growth slowdown

The biggest concern for the bank right now relates to a slowdown in the global economy. The OECD recently warned that if the war in Iran becomes long term and creeps into 2027, then many countries could be facing recessions.

For example, the UK economy contracted by 0.1% in April, as businesses started to feel the impact of the war. This could raise the chance of loan defaults occurring.

It’s been repeatedly said that the conflict is close to an end, but this has been said so many times that it’s impossible to predict. A peace deal is no guarantee of a lasting peace either.

That said, there are still reasons to be optimistic about the company.

Margin expansion

What I like most about the bank right now is how it’s actively trying to become more cost-efficient.

It’s using AI to help it achieve this, targeting £2bn in cost savings over the next three financial years.

If we go back to the analyst forecasts, and instead look at revenue, these are the predictions:

2025: £29.1bn (already achieved)

2026: £31.1bn – 6.6% growth

2027: £32.5bn – 4.7% growth

This is respectable growth, but it’s nowhere near the estimated growth in earnings seen when I was working out a valuation for its shares.

This isn’t a bad thing either, because it shows the firm is expanding its margins and becoming more profitable even if revenue growth slows down.

Of course, there are no guarantees, but based on what analysts think, I feel investors could consider exploring Barclays shares further.

Adobe (NASDAQ:ADBE) stock has experienced a pretty rough few years. It almost reached $700 in November 2021, before falling to below $300 in October 2022.

A resurgence seemed to be on the cards when it bounced back and stayed around the $500-$600 mark for most of 2023 and 2024. But it’s been on a steady decline since, and is currently $199.35.

Yesterday, the US software giant released its second-quarter earnings report for 2026. This was impressive and beat expectations. Therefore, its shares should have increased, right?

No, it’s not been so simple. The company’s stock has fallen by 8.9% since.

Therefore, a £10,000 investment in the stock before its earnings announcement is now only worth £9,111… a £889 loss.

Let’s see why this happened and whether this presents an opportunity for investors to explore further.

The financial results

Looking at the financials on their own, the company seems to be thriving. Record revenue of $6.6bn was achieved in the quarter, up 13% from $5.6bn in the same quarter a year ago. This also beat consensus estimates of $6.5bn.

Earnings per share (EPS) is also on the rise, from $3.94 a year ago to $4.25 now.

Furthermore, it’s not just the top and bottom lines that have impressed. Annualised recurring revenue related to AI tripled year on year, exceeding $500m.

This shows the firm could be a huge beneficiary in the AI boom.

However, a couple of things still spooked investors.

The concerns

There were two main aspects of the earnings report that caused a bit of worry among investors.

Firstly, Adobe announced the departure of CFO Dan Burns, who is joining Marvell Technologies. This is the second big departure this year, as long-time CEO Shantanu Narayen decided to step down in the first quarter once a successor is appointed.

Secondly, there are concerns about annualised recurring revenue, which is how much predictable income the company can make over the next year from its subscription business. Currently, it’s $27.1bn, and is forecast to grow by 10.2% over the whole year.

However, this is lower growth than what investors were anticipating. This feeds into worries that the competitive landscape is heating up for the company.

That said, Adobe still released a strong outlook for the rest of the year.

Outlook

While there are risks for the firm, the US software giant’s outlook shows strong and consistent growth.

For the full year, it’s expecting total revenue of $26.5bn-$26.6bn. In 2025, revenue was $23.8bn in comparison. Moreover, EPS is expected to rise from $16.70 last year to $17.90-$18 this year.

These forecasts by management have been adjusted up from their initial outlook and show impressive growth for the company.

However, one thing I’ve spotted that isn’t consistent with a growth company is the company’s valuation.

Currently, Adobe stock is trading at a forward price-to-earnings ratio of 9.3. That’s dirt-cheap for a company that’s experiencing this level of growth.

Because of this, it’s one of the stocks I’m keeping on my watchlist. And, after falling despite impressive earnings, this might be an opportunity for investors to consider exploring further.

Should you invest £5,000 in Adobe right now?

When investing expert Mark Rogers and his team have a stock tip, it can pay to listen. After all, the flagship Twelfth Magpie Share Advisor newsletter he has run for nearly a decade has provided thousands of paying members with top stock recommendations from the UK and US markets.

Looking at high-yielding shares for a Stocks and Shares ISA is a great way to make an additional income over time.

The FTSE 100 offers a yield of 3.1%. This is pretty decent, but to make an extra £1,000 a month from it, investors would need £393,442.62 in the index.

That’s where picking stocks with higher yields comes in, as investors could aim to make the same passive income with a lower investment.

British Land (LSE:BLND) is one such stock. It boasts an impressive dividend yield of 5.8%. This is almost double the Footsie’s, so let’s see how much cheaper it is to build a second income from its shares.

British Land

The British Land share price is currently 400.2p. If we take the final dividend, recently announced at 10.8p and due to be paid in July, and the interim dividend of 12.32p paid in January 2026, the combined annual payout is 23.12p per share.

Therefore, for investors to make £1,000 a month in their Stocks and Shares ISA, they would need to buy 51,904 of the company’s shares.

That would cost £207,719.81. This is still a massive amount, but it’s £185,722.81 cheaper than an investment in the FTSE 100 to get the same amount of income.

Dividends aren’t necessarily guaranteed. However, British Land shares currently have a price-to-earnings ratio of 8.7 and combined with a high dividend yield, there’s no doubt that this represents an enticing opportunity for investors to explore further.

Sometimes, though, this may be because the company’s shares are a value trap, as its fundamentals could be weak. Let’s therefore examine the fundamentals of British Land to see if this is the case.

There are risks

As a firm that owns and leases both office space and urban logistics, there are concerns that stem from the rise of AI.

If AI results in job losses, there may be less demand for office space, and it could hurt the company’s rental income and property valuations.

Right now, it doesn’t seem to be having that effect. In fact, the rise of AI looks like it’s driving up demand as AI firms are looking to lease office space in London. As a result, the firm has seen its Central London occupancy reach the highest level in 20 years.

It also owns 5% of the Central London office market, so it could continue to benefit.

However, investors still shouldn’t ignore the AI threat, as we’re yet to see most of the effects from the technology.

That said, there’s still plenty I like about British Land’s fundamentals.

There are also many positives

The company’s recent results highlight impressive performance. In the year to March 2026, it saw its operating profit up by 5% to £294m. It also saw its property portfolio increase by 2.3%, now valued at £10.1bn, after accounting for capital expenditure.

Overall occupancy is an impressive 96.9%, while like-for-like net rental growth was 6%. These are pretty good indicators of strong operational performance.

Moreover, the firm issued a great outlook. It expects EPS of 30.5p in 2027, which is up from the 28.9p achieved in 2026. And it expects this to grow 3%-6% per annum in subsequent years.

Ultimately, these are some key reasons why I think investors may want to consider looking into British Land shares further.
